Introduction

Situated on the edge of Exmoor National Park and with National Trust s Heddons Mouth only up the road this property is in a great location. The picturesque village of Combe Martin is within easy reach boasting a beautiful beach secluded coves and variety of cafes inns and shops. There are also many breath-taking walks in and around the village situated nearby is the South West Coast Path. Why not pack up a picnic and enjoy a day out exploring the South West Coastline. Take a trip to the nearby fishing village of Ilfracombe and jump aboard one of the many boat trips available and see if you can spot a seal or two. Surfers and beach lovers alike have a choice of beaches only a few miles away also within the village is a dog friendly beach an array of shops cafes restaurants and pubs. Other attractions in the area include Arlington Court Dartington Crystal and RHS Rosemoor. On entering the property you are greeted by a light open-plan lounge/kitchen/diner boasting vaulted ceilings exposed beams wood burner Smart TV and French doors opening out onto the garden. The kitchen area is hand built and well fitted offering everything you need to cook up a three-course meal or alternatively whip up a quick snack with electric oven and induction hob microwave dishwasher fridge/freezer and washing machine. A ladder leads to a mezzanine level which is ideal for those wishing to escape and enjoy some peace and a good book. Back on the ground floor and to your right is a stylish shower room with WC and the spacious bedroom with king-size bed completes the accommodation. Open up the French doors and admire the stunning views over the fields and down the valley to the sea out here you ll find the patio area with BBQ and private hot tub great for stargazing in this area of low light pollution the fully enclosed lawn runs down to a picnic area at the bottom where you can sit and enjoy a glass of wine whilst watching the sun set into the sea this area is also great if you don t wish to venture too far. Please be aware from time to time there will be livestock in the nearby fields which will range from cows with their calves and sheep with their lambs. There is private parking for one car available outside the property.
