Introduction

Set in the peaceful coastal village of West Runton you are just walking distance from the beach local shop pub takeaways and restaurants. For a family day out head to Cromer with its wide-open beaches perfect for swimmers surfers and sandcastle makers alike. There is also the Pavilion Theatre with regular shows located on the pier itself or why not catch a film at the Regal Movieplex Cinema. For walkers the Norfolk Coast Path is close by offering fantastic scenic walks and access to neighbouring seaside towns and villages. Other nearby attractions include Amazona Zoo as well as the National Trust sites of Blickling and Felbrigg Hall. Keen golfers will love the Royal Cromer Golf Club and Sheringham Golf Club both fantastic courses with wonderful views. Enter this fantastic property and arrive into the lobby area which after taking off your walking boots and jackets you can walk through to the spacious open-plan kitchen/dining area which has everything the chef amongst you will need to prepare a lovely meal with its Everhot Range oven microwave fridge/freezer and dishwasher. The adjoining utility room house a drinks fridge washing machine and tumble dryer. There is a dining table with enough seating for up to eight guests so if you would like breakfast lunch or dinner then here provides the perfect place to gather around with good food and conversation. Heading out in the hallway where you have access to the lounge area which has two comfortable sofas which surround the large Smart TV and feature fire so cosy up with loved ones with the flame effect on whilst you stream or watch your favourite shows. Alongside the lounge area you will find a games area with a full-sized pool table (which can also be adapted into a table tennis table) providing hours of fun. Also on the ground floor you will find a comfortable bedroom with a king-sized bed and a separate wardrobe. There is also a downstairs toilet. There is a downstairs shower room with a shower and WC so if you ve been on the beach then this provides a convenient place to wash the sand out of your hair. Upstairs there is a choice of three bedrooms. There are two king-size rooms and one twin zip-and-link (that can be made up to a double upon request). All bedrooms have plenty of storage space for your belongings including a chest of drawers and built-in wardrobes. The master bedroom has a fully fitted en-suite shower room with shower and WC and alongside the second king-size room boast magnificent views of the church and playing field complete with fabulous sea views providing a stunning backdrop. There is also a family shower room with a shower and WC. Outside you have a lovely garden space that has a patio and decking complete with the use of a large hot tub so you can stargaze and soak away with hot bubbles knowing the sea is a matter of footsteps away. Guests have the use of a summer house with sun chairs and an outdoor games chest. There is a large outdoor table with six chairs and a gas Outback BBQ if you would like to enjoy a spot of al fresco dining. At the front of the property is another smaller grassed lawn area and private off-road parking for up to four cars.
