Introduction

Set in 4 acres overlooking the river Dochart and the hills beyond. The pretty town of Killin is on the edge of The Trossachs National Park at the western end of Loch Tay offering a great selection of amenities. The beautiful Falls of Dochart run through the town the famous white waters can be viewed from the village s bridge. The Cities of Perth and Stirling are both around 40 miles away and offer lots of attractions museums castles and some fabulous shopping! The local area offers a range of activities from watersports to rural pursuits you have fishing rights to a section of the river Dochart around 20 meters from the house enjoy a spot of fishing or paddleboarding. In June the town hosts the Killin Music Festival which is becoming more popular every year. Entering the property there is a handy porch to dry off damp coats and muddy walking boots. Heading into the hallway you will find the bright spacious lounge with comfy seating and a Smart TV which has Sky/Netflix. After a day out exploring put on a movie kick back and relax in front of the cosy wood burner (first basket of logs provided) with views across the hills which are breathtaking! Next door you will find the stunning oak country kitchen well-equipped with an oil AGA built-in microwave AGA fridge/freezer and coffee machine. There is a utility room off the kitchen with a washing machine tumble dryer dishwasher and drinks fridge. The conservatory with underfloor heating leads off the kitchen there is a formal dining area a cosy snug area with TV and access out onto the patio and into the garden. As you head back into the hallway you will find a family bathroom which has a jacuzzi bath to relax in with a rain shower over and WC. There are three bedrooms two king-size bedrooms which are both en-suite with a shower and WC and a bunkbed bedroom which has a TV and games console which offers entertainment in the evenings or on a wet day. There is an extensive enclosed garden which offers a haven for children to explore and run around. There is a lovely patio off the conservatory which features a sunken private hot tub and seating the perfect place to sit out and enjoy an early morning coffee. There is parking for up to 3 cars on the private drive.
