Introduction

Perfectly situated on the B3215 you are just a short drive from the bustling market town of Okehampton and amenities such as a cinema and supermarkets alongside an array of independent shops and castle ruins to visit. From here spectacularly rugged Dartmoor is close by and the popular tourist destinations of the south coast to the unspoilt villages littered around the north coastline are easily accessible. The picturesque cathedral in the city of Exeter is a short drive and is a must-see when coming to this part of the world with its cobbled streets array of architecture from medieval to modern day. Alternatively stay closer to home and explore the nearby historic village of Sampford Courtenay which boasts a popular pub and an array of footpaths close-by. Other attractions within easy reach include the Tarka Trail Castle Drogo Crealy Adventure Park Devon and numerous National Trust properties and gardens. Stepping in to the traditional cottage with low beams split levels and sloping floors throughout you immediately find yourself in a very useful utility area. Here is the perfect place to clean up after a day walking on the moors and there is a shower with WC washing machine and tumble dryer. The next room is a well-equipped kitchen with gas range oven and hob microwave fridge freezer coffee machine dishwasher and lovely traditional Belfast sink. At the heart of the property there is a spacious hallway and on the left of this the pretty cottage style dining room is located and this boasts a beautiful slate floor and inglenook fireplace with wood burner. The next room on this side of the house is a cosy lounge with wood burner effect electric fire and TV DVD and Playstation 3. On site entertainment is provided in the form of a games room the final room on the ground floor and this offers a darts board table football and selection of books and games. From here French doors take you outside to an enclosed patio area. Venturing up to the first floor and via low beamed steep cottage style stairs you will find yourself on a quirky and characterful sloping landing and all of the bedrooms lead off this. The first room is a pretty bathroom with lovely feature roll-top bath and WC and then the bedrooms which steadily increase in size from a cosy room with small double bed double bedroom (please kindly note access is by one side of the bed) and then a twin with TV. The final room on this floor is a large master king-size with TV and en-suite shower room with steam shower and WC. Heading outside there is an enclosed patio area with garden furniture and BBQ accessed via the French doors leading off the games room and further to this there is a large cottage style garden with lawn unfenced pond (please take care with children and pets) and decked area with private undercover hot-tub and sauna and garden furniture. There is also ample private off-road parking at the front of the property.
