Introduction

Situated on the edge of the village of Kirkpatrick Fleming just over the border and just 3 miles from Gretna Green. The Solway Coast Area of Natural Beauty begins at Rockcliffe Marsh just across the river from Gretna and has scenic walking and cycling routes while at Bowness-on-Solway 26 miles away the Hadrian s Wall Walk begins its march eastwards a rewarding route for history lovers. The historic city of Carlisle is just 13 miles away don t miss a tour of medieval Carlisle Castle and afterward enjoy the city s huge variety of shops cafes pubs and restaurants all on the doorstep of the magnificent castle. Enjoy clay pigeon shooting at the outdoor centre just over 2 miles away they also offer shooting tuition. Explore the sandstone caves in the village said to be the place where Robert the Bruce went into hiding in 1306 to avoid capture from Edward I. It is not often you can stay in your own private wing within a fabulous Georgian mansion. Step through the front door of the wing into the lobby there is a handy WC and storage for coats and shoes. From here you will walk into the lounge with a high ceiling and cosy log burner the huge window has views across the garden and open fields. The quirky stairs from the lounge lead you up to the hallway. Head along the hall and to your right there is a spacious bedroom with an en-suite bathroom and views across the main drive. As you walk further along the hall the beautiful architecture of this building becomes apparent with the hallway curving around the crescent wall. The kitchen and dining room have dual views across the lawn the kitchen offers a bright and welcoming place to catch up and it is a great place to sit with a morning coffee and make plans for the day ahead. From the hallway head up the staircase to the first floor here you will find two further en-suite bedrooms one of which is a huge family room with a super-king-size and two single beds it is ideal for a young family. There is a private area of the garden with lawns and herb beds and a private hot tub tucked behind the wall next to the gate where you enter the East Wing. It has lovely views over the garden and open countryside. Need to know: 3 bedrooms 2 super king size and a family room with a super king size and 2 single beds. 3 en suite bathrooms 2 shower rooms with WC and 1 bathroom with bath, handheld shower attachment and WC, and separate ground floor WC. Electric oven and hob, fridge, freezer, dishwasher, microwave, and washing machine. Travel cot and highchair available on request. Smart TV in the lounge. Wood burner in the lounge. Private area of the grounds with a hot tub. Please note there is a pond within the main grounds, young children should be supervised at all times. The formal dining room in the main house can be booked at a fee with a private chef for a special occasion bookable direct with the owner. Private parking for up to 3 cars on the main drive. Pub less than 1 mile away additional pubs and shops within 3.5 miles.
