Introduction

A luxurious cottage set in over 400 acres of unspoiled farmland with views over Carsington Water and within the grounds of a working farm. Many facilities on the farm can be enjoyed from lambing and calves to be fed Alpacas along with hens ducks geese cats and dogs. Take the footpath that passes onto Carsington Water and enjoy the waterside walks or try your hand at windsurfing canoeing and fishing. For those who like dry land push your limits on an 8-mile mountain bike course. You will also find a restaurant playground shops bird hides and miles of footpaths and bridleways to explore. Take a trip to the local pub in Brassington (1.7 miles) that can also be accessed on foot over the farm land. Visit towns and villages such as Cromford Matlock Bath Bakewell and Buxton all of which boast an array of shops and restaurants and within a 20 mile radius. The property itself has the perfect area to decant your muddy boots and coats whilst being under cover and away from the elements come rain or shine. Here you can also get those muddy paws ready for a wipe down and enter the hallway. There is a well-equipped utility room and a door that leads into the kitchen. The kitchen and living area all combine to make a lovely open space where you can enjoy original features like beams and exposed stone. There is more than enough comfortable seating and a dining area to enjoy in this space and a wonderful feature window that gives a nod to the history of the property. Upstairs there are two rooms one with a king-sized bed and a sofa bed offering sleeping for three. This is a large spacious room featuring dragon flies and a calm and peaceful setting there is also a room that offers two good sized singles. A family shower room is also on this floor. Outside there is a courtyard with rattan furniture and a wonderful hot tub at the front of the cottage where you can relax after a day s exploring. There is also a trampoline slide and the offer of a sit on the tractor. Need to know: Sleeps 4 1. 2 bedrooms 1 king size room with sofa bed, 2 single beds. 1 bathroom walk in shower and WC. Electric double oven and hob, fridge/freezer, coffee machine. Utility with washing machine and tumble dryer. Travel cot and booster seat available. Smart TV in the living area. Courtyard with seating and BBQ. There is also a trampoline, slide and the offer of a sit on the tractor. Hot tub (please bring towels for use in the hot tub).
