Introduction

This stunning property is a well-appointed contemporary self-catering holiday let set within the wonderful Warwickshire countryside between Stratford-upon-Avon (5.7 miles) and Henley-in-Arden (5.1 miles). Privately located it is perfect for the idyllic group getaway surrounded by unspoilt farmland views and way-marked walks and bridleways right from the doorstep. The area is steeped in Shakespeare history from the local pub which served Shakespeare s parents wedding breakfast to the local town of Stratford-upon-Avon which houses Shakespeare s Birthplace the RSC and many historical sites. The county town of Warwick with its medieval castle and riverside park is just 9.1 miles away. This location is ideal for walkers cyclists and those wishing to explore the local Warwickshire towns and villages which include Aston Cantlow Wilmcote and Wooton Wawen within walking distance. All are great to visit to pick up local produce visit tourist attractions or enjoy a drink at a welcoming pub. Fabulous views of local farmland can be admired as entry is made via the farm track. Upon entry via the main entrance the generously sized hallway provides an abundance of space for coats shoes and boots. From here five beautifully decorated en-suite bedrooms are accessed all of which are well appointed contain plenty of storage and a Smart TV. The house has been designed with family celebrations in mind with two family rooms that sleep two adults and two children in each. All the bedrooms are on ground level and there is an accessible twin room with en-suite wet room. There are a further two king-size bedrooms and all bedrooms have en-suite facilities. The magnificent indoor swimming pool is accessed from the substantial hallway. The 8x4m heated pool is a constant depth of 1.2m and surrounded by relaxing loungers and seating it s an area to be enjoyed by everyone. A door from this room leads to an outdoor patio where a standalone hot tub can be found. The open plan kitchen/living/dining area is a marvellous open space with a vaulted ceiling and huge feature fireplace with wood burning stove. The kitchen area with an island that s perfect for food preparation is well equipped with everything you need to whip up delicious meals. The utility room with a washer/dryer is accessed from the kitchen. The lounge area is complemented with comfy sofas and a Smart TV and the dining area has tables and seating enough to fit 14 in comfort. It is from the dining table you are able to peek into the swimming pool area through the specially designed windows. The property is also a Loxone Show Home and contains an element of home automation. There are various lighting scenes for you to choose from within each room temperatures are automatically controlled and the ceiling speakers within the living room can connect to your media to provide you with your choice of music. Two patio doors either side of the fireplace provide entry onto the sweeping patio which runs the whole length of the barn. This is ideal for relaxed alfresco dining or just lounging about in the large private garden. There is a play area to keep the children entertained and plenty of space for ball games and picnics all completely enclosed. A Shepherds Hut is located just off the patio where you will find a bar (bring your own drinks) plenty of seating huge TV and a retro games machine. Perfect for those wet weather days. There is ample off-road parking bicycle storage and a BBQ is available.
