Introduction

This property enjoys a quiet rural location on the owner s farm surrounded by rolling countryside offering a range of enjoyable local walks including one to the nearby village of Newton Tracey where visitors will find a friendly pub offering local ales. There is plenty to do and see in the local area whatever your tastes including the bustling town of Barnstaple with an array of eateries shops a theatre and cinema. For those who would like to spend some time at the beach Westward Ho! is just a fifteen minute drive from the property and offers a wide stretch of sandy beach as well as surf school should visitors like to take to the waves. Other attractions in the local area include the attractive harbour town of Bideford the beautifully preserved village of Clovelly and Northam Burrows Country Park. On entering this comfortably converted barn guests will find the open-plan lounge/kitchen/diner where there is a small dining table a deep sofa woodburner effect gas fire TV/DVD and hi-fi. To one end of this space the kitchen area is equipped with an oven hob microwave fridge and washing machine. The property s bedroom is a pretty king-size room with co-ordinating pine furniture including a handy dressing table. There is also a TV in the bedroom perfect for enjoying a lie in. The bathroom benefits from underfloor heating as well as relaxing spa bath with shower over and a WC. Outside the property has a private enclosed patio where there is with outdoor seating a BBQ and a fabulous hot tub. Beyond this the farm itself provides plenty of space for guests to explore including a large communal lawn area children s play area with slides swings and a trampoline and a nature trail which leads down to a pond and a small river. Guests can meet some of the resident animals including the ducks and chickens and are able to view the owner s horses by arrangement. For those who like a bit of fun competition on holiday there is a games room where there is a pool table table football and a selection of toys. There is ample parking available close to the property.
