Located just a leisurely walk from the village of Burwash with two pubs a tearoom butchers antique shop and a local village shop this spacious property is ideally situated for family get togethers. Enjoy scenic walks across the fields to Batemans the former home of Rudyard Kipling and now a National Trust property or hop in the car to explore the beautiful local gardens on offer including King John s Nursery Pashley Manor Gardens and Great Dixter. Families will love a trip down to the Sussex Coastline with a wide choice of beaches at Bexhill Hastings and Camber Sands or for those that want to enjoy a spot of sightseeing in the capital there are regular direct trains from nearby Etchingham station. Occupying the major part of an impressive Gothic style property enter through the front door into the spacious hallway and head through to the drawing room. Curl up in front of the open fire on one of the comfy sofas or armchairs whilst catching up on your favourite programmes on the TV. Sliding doors lead into the lounge where there is a further TV/DVD and comfortable seating overlooking the garden. The kitchen has everything you need to prepare those family meals including an Aga combination microwave with oven and grill dishwasher walk-in larder and breakfast area ideal for enjoying a morning coffee before heading out for the day. The utility room offers two fridge/freezers washing machine and tumble dryer. For those important celebrations enjoy getting the family together in the impressive dining room with seating for all at the large banquet table and afterwards challenge them to a spot of pool at the pool table. The ground floor is completed with a separate WC and space for storing coats and shoes. Head up the beautiful grand staircase where you will find a bathroom with a shower over the bath and WC on the first landing before continuing on up to the first floor where you will find four bedrooms: a double bedroom with an en-suite shower room with large walk-in shower and WC and a further three doubles one of which has an additional single bed. The first floor is completed with a bathroom with a bath separate shower and WC and a further separate WC. Stairs lead up to the second floor where you will find two family bedrooms each containing a double and two single beds. Outside guests can enjoy summer BBQs at a selection of patio table and chairs overlooking the large private garden. Enjoy a game of rounders or football on the large lawned area or challenge one another to a game of table tennis on the outdoor table tennis table. During the Summer months (7th May 26th September) guests have access to the outdoor heated swimming pool which is shared with the other property on site and is available to use on a rota basis. There is also a Lazy Spa available for private hire which must be booked in advance direct with the owner. Private parking is available for six cars. Need to know: 6 bedrooms 2 family rooms with a double and two twins, 1 double with an additional single bed and 3 doubles. 1 en suite shower room with WC, 1 bathroom with shower over bath and WC, 1 bathroom with a bath, separate shower and WC, and 2 separate WC’s. Heated swimming pool available from 7th May 2021 26th September 2021 shared on a rota basis with the other property on site. Games facilities Pool table in dining room. Due to the nature of this. Victorian house, central heating is included for 10 hours a day between 1st October 31st March. An additional charge is due if the heating is required for longer or outside of these periods payable direct to the owner.
