Introduction

Perfectly situated on the edge of the Blackdown Hills an Area of Outstanding Natural Beauty there is much to see and explore including steep ridges valleys picturesque villages ancient features and historic houses. The Cathedral city of Exeter with its array of high street shops pubs and restaurants is just a short drive away. The world-renowned Jurassic Coast and the delightful seaside resorts of Lyme Regis Seaton Sidmouth and Exmouth are also within driving distance. Other attractions and places of interest accessible from here include Hembury Fort Escot Gardens and numerous National Trust properties and gardens such as Killerton. Step inside this barn and you will find yourself in the useful entrance hallway with plenty of space to hang coats and store boots. You are drawn straight ahead to the lovely light open-plan lounge/kitchen/diner with high ceilings adding to the sense of space. The comfortable seating invites you to relax and enjoy a film on the Smart TV. Here you can unwind in style after a day of exploring and the dining area is the perfect venue for a laid-back evening meal with room for eight to sit comfortably. The kitchen area is eye-catching with quartz work surfaces and everything you need to cook up a storm including an electric double oven and induction hob microwave fridge/freezer and dishwasher. From the dining area large sliding doors provide easy access out to the patio lawn and woods for al fresco dining. Just off the kitchen is a versatile utility room with a washing machine tumble dryer and sink. Heading back through the property the bedrooms consist of one master bedroom with a king-size bed and an en-suite shower room with WC. Two other bedrooms have super-king-size zip-and-link beds (which can be made into a twin on request) and there s a bunk bedroom and separate WC here too. The bathroom completes the accommodation and has a shower over the bath and WC. There is a door leading from the hallway that leads to the games room with a table tennis table air hockey and pool table and also allows for secure storage of bikes surfboards etc. There s also a basketball hoop on the tarmac drive. Venture outside and located to the rear of the property is a gorgeous patio area with garden furniture BBQ and private hot tub. Enjoy views towards the wooded area where hammocks are hung between the trees and in the clearing you can watch the wildlife take in the countryside views and experience the outdoor life. An ideal place to return to after a day s adventures. Private off-road parking for up to three cars on the driveway. Need to know: 4 bedrooms 1 king size, 2 super king size zip and link (which can be made into twins on request) and 1 bunk bedroom. 2 bathrooms 1 en suite shower room with WC, 1 bathroom with shower over the bath and WC and 1 separate WC. Electric double oven and hob, microwave, dishwasher and fridge/freezer. Utility room with washing machine and tumble dryer. Travel cot and highchair available on request. Smart TV in the lounge and 3 bedrooms. Wi Fi included however due to rural location, speed and connectivity may be intermittent. Enclosed garden and patio area with garden furniture and gas BBQ. Private hot tub. Games room with table tennis table, air hockey and pool table. Private off road parking for up to 3 cars. Beach 11 miles, pub and village shop approximately 1 mile away. Whole property benefits from mechanical heat recovery ventilation. Please note changeover days are Fridays and Mondays. Whilst we regularly welcome family celebrations and reunions, Stag, Hen or similar events are strictly not allowed.
