Introduction

Newly renovated for 2023 this is a delightful Cornish cottage positioned in a hamlet just a mile from Ladock village with amenities including a local pub and shop. Hop in the car and explore the cathedral city of Truro with its wonderful independent shops art galleries and cobbled streets 8 miles away. Perfectly situated to explore both Cornish coastlines including the fishing villages of Mevagissey and Charlestown harbour the Eden Project The Lost Gardens of Heligan Tregothnan Trewithen Caerhays to the South all within 15 miles. North you ll find Newquay with its array of beaches and water sports galore or enjoy a day at Newquay Zoo or Waterworld which are also within 15 miles. With character throughout and tasteful interiors this is a wonderful Cornish delight with a blend of old and contemporary comforts. Relax on one of the comfy chairs or sofa and watch the Smart TV after a day of exploring. Head through the dining area with seating for all and up three steps into the light and contemporary kitchen equipped with everything you ll need for your holiday. From here is the utility and family bathroom. The steep cottage staircase takes you to the king-size and single bedrooms both with plenty of storage. Three more steps lead to the double bedroom which is just as beautifully furnished and has low ceilings. Outside you are spoilt with choice with three garden areas to unwind in including a patio terrace with seating and BBQ an enclosed and private hot tub to bubble away under the night sky and additionally a huge enclosed lawn with fire pit perfect for socialising on a summers evening under the stars. Need to know: 3 bedrooms 1 king size, 1 double, and 1 single with an additional trundle bed. 1 bathroom waterfall shower with hand held shower attachment over the bath, and WC. Electric oven and hob, microwave, breakfast bar, fridge/freezer. Utility with washing machine. Welcome pack provided. Travel cot and high chair available on request. Smart TV in lounge. Various garden areas with outdoor seating, BBQ, hot tub and enclosed lawn with fire pit. Driveway parking for two cars. Shop and pub 1 mile, beach 10 miles. Please note: Low ceilings in the lounge, porch doorways and double bedroom. Sleeps 5 1 (trundle bed in single bedroom).
