Within the village of Polruan the house is conveniently located close to two pubs (both of which serve food) a tearoom bakery a post office; and a general store. There are harbour-side beaches ancient monuments and access points to the SW coastal path leading to Lantic Bay beach and beyond. If walking is your thing you will also love the famous circular Hall Walk along the estuary and over to Fowey via Bodinnick passing by Daphne Du Maurier s home.

If you prefer something less strenuous take the 5-minute passenger ferry from the Polruan quay to Fowey. Fowey has a range of top-notch restaurants independent shops and art galleries as well as activities such as kayaking sailing and boat hire. Within 15 miles you will also discover many other interesting places such as The Eden Project Looe Polkerris Mevagissey Charlestown (as seen on Poldark!) and Polperro.

Within 30 miles if you head north you ll find the wilder beaches for surfing near Padstow Rock and Polzeath. The wonderfully light entrance hallway with herring bone limestone tiles is both beautiful and practical. There are plenty of coat hooks shelves for sunhats and places for muddy boots a utility room to hang up wet suits as well as a convenient washroom. The garage can be accessed from this level and boasts a table tennis table which is perfect for anyone up for a game or separate hang out spot.

Up the stairs to the ground floor you will find the open plan kitchen dining area complete with two comfy sofas and a 65 Smart TV. The large sliding glass doors can be opened to let the summer s air float through and bring the outside in. The lounging terrace here offers fantastic views over to Fowey. The well-equipped kitchen means you have everything you need for cooking up a delicious meal or packing up a tasty lunch for the day ahead.

Three bar stools and breakfast bar make it a sociable space to cook chat and relax. Whilst the large whitewashed coastal dining table offers a great place for all the family to eat and enjoy time together the lounge/snug area with its Smart TV is perfect for watching a sports game or for the kids to hide away in their own separate area. Across the hallway are two fabulously stylish super-king size bedrooms. The main bedroom is flooded with natural light and has wonderful views across the garden to Fowey.

Watch the sunset or have breakfast in bed while the world comes alive. This bedroom is set up with accessibility in mind. There is a dressing area plenty of storage and beautiful ensuite bathroom with wet room shower complete with handrail. The other bedroom on this floor has a zip and link super king bed and an ensuite shower room beautifully fitted with wood effect wall tiles and black tap and shower! Heading upstairs the top floor doesn t disappoint.

Its vast glass sliding doors and elevated sea views really are spectacular and the balcony is a fabulous place to watch sunsets with a drink. This sophisticated room comes with its own bar dishwasher and fridge. There is a chaise lounge for anyone wishing to retreat with a book as well as a wood burner offering the perfect opportunity to cosy in and watch a movie or two on the 50 Smart TV. A room for every whim! Completing this floor are another three super-king size bedrooms.

One has sunny elevated views over to Fowey and its own en-suite shower room with double vanity. The other two have versatile zip and link beds with oversized beachy headboards and are serviced via the family bathroom with a tropical holiday feel. Outside are immaculate landscape gardens with patio seating area offering sun loungers and garden furniture perfect for dining alfresco and having a BBQ in the sunshine.

The private hot tub is the perfect addition along with an outdoor shower to wash away the sand from your toes.
