A further staircase leads up to three good size bedrooms there are two doubles one is a triple aspect room and both have en-suite shower rooms with WC. The third bedroom is a twin zip-and-link (which can be made up as a super-king-size on request). There is also a bathroom on this floor with a shower over bath and WC. Heading back down both staircases brings you to the hall where a door leads down to the private games room with TV DVD and over 800 DVDs to choose from Wii and PlayStation games consoles dart board and pool table. it is a great space to store surf boards and bikes and here there is also another WC. Venturing outside from the games room is the covered decking area with seating that overlooks the enclosed garden a perfect spot to enjoy your morning coffee. A path leads to the raised decking area that overlooks the River Yeo here you can unwind in the covered hot tub or relax on the covered seating area with a glass of wine or why not enjoy a BBQ. In the middle of the garden is a lawn area complete with a children s play fort. Children will be spoilt for choice as there is also a children s inflatable swimming pool and sandpit situated in a poly-tunnel (available from Easter to end of October and children must be supervised). Off-road parking for three cars can be easily found right beside the property.
