Introduction

Surrounded by acres of countryside that runs alongside the River Yeo which guests are welcome to explore. It is a perfect spot for those seeking a countryside getaway yet it has easy access to Exmoor National Park and is conveniently located to enjoy countless days out exploring North Devon. The market town of South Molton is two miles where two markets are held in the historic pannier market each week there is a supermarket independent shops and numerous cafes and pubs to choose from. Conveniently located to explore the dramatic coastline of North Devon and the beautiful sandy beaches of Croyde Woolacombe Saunton and Instow. Enjoy visiting the wealth of attractions where there is something to suit all ages and tastes. You are welcomed into the delightful accommodation through the front door where you will be greeted by a spacious hall which is a perfect place for hanging coats and storing muddy boots after a long countryside walk. From here a staircase leads up to the second entrance which has a cloakroom with WC. Here you will enter the lounge/kitchen/diner which is bursting with original features and enjoys views over the garden to the River Yeo and beyond. The well-equipped kitchen has an electric oven and hob microwave fridge/freezer dishwasher and washing machine and is perfect for trying out new recipes or old family favourites. The lounge has a wood burner effect electric fire which crackles like a real fire ideal for those cooler evenings here you can relax on the comfy sofas while watching your favourite movie on the Smart TV and DVD. A further staircase leads up to three good size bedrooms there are two doubles one is a triple aspect room and both have en-suite shower rooms with WC. The third bedroom is a twin zip-and-link (which can be made up as a super-king-size on request). There is also a bathroom on this floor with a shower over bath and WC. Heading back down both staircases brings you to the hall where a door leads down to the private games room with TV DVD and over 800 DVDs to choose from Wii and PlayStation games consoles dart board and pool table. it is a great space to store surf boards and bikes and here there is also another WC. Venturing outside from the games room is the covered decking area with seating that overlooks the enclosed garden a perfect spot to enjoy your morning coffee. A path leads to the raised decking area that overlooks the River Yeo here you can unwind in the covered hot tub or relax on the covered seating area with a glass of wine or why not enjoy a BBQ. In the middle of the garden is a lawn area complete with a children s play fort. Children will be spoilt for choice as there is also a children s inflatable swimming pool and sandpit situated in a poly-tunnel (available from Easter to end of October and children must be supervised). Off-road parking for three cars can be easily found right beside the property.
